Fairer transparent fee structure

When we created House Fox Estate Agents we wanted to create a fee structure that was open, honest and good value for our sellers. We didn’t want to charge commission based on the value of the property. After all, it takes the same amount of work to sell a maisonette as it does a mansion. So why should sellers pay more? Our vendors know exactly what they will pay, and when, right from the start.

Our fee structure saves vendors thousands. For example, our fee for selling an average priced house in North Somerset saves the seller over £3,000 against the 1.25% commission a high street agent would charge. That’s the price of a bathroom suite, or new carpets and curtains for their new home!

Experienced local agents

It’s our policy to employ local agents who have many years experience in estate agency. They know their areas inside out. The know the reputation of the schools, the location of the facilities and shops and the proximity of commuter routes. All viewings are accompanied by our agents, so they’ll be on hand to answer questions and smooth out misconceptions, should any arise.

Most importantly they know the right current value of your home, so it will sell in the quickest time possible without having to ask the seller to reduce the asking cost. Some estate agents will deliberately set high, unrealistic, valuations to win an instruction to list knowing that if the house doesn’t sell in a couple of months, and it almost certainly won’t, they can ask the seller to reduce the price. But by this time, they’ve tied the seller in to an 18 week contract.

We don’t do this at House Fox. We are committed to transparent and honest estate agency practices. Our normal contract period is just eight weeks, with no back-end notice periods. We are also happy to negotiate contracts form as little as one month. And we have never knowingly over-valued a property to get an instruction. We believe that accurate pricing is the key to achieving a quick sale. This is borne out by our record of achieving an average of 97% of asking prices. At the time of writing, this is the highest percentage in North Somerset.
